
Rental Yields Explained
Palmetto Bay comes with:
Guaranteed 10% rental income for the first two years!!
For the first two years, post completion of the development the purchaser will receive a GUARANTEED 10% rental income based on the original purchase price of their investment property. The rental income will be paid monthly in arrears, to your specified bank account.
For example, should you purchase a third floor ocean view suite for a gross price of £255,000 you will receive a guaranteed £25,500 per annum for two years.
What happens then?
After the initial two years rental guarantee the purchaser will receive 50% net share of the accommodation income generated by the hotel. This means all properties of the same price band will be pooled and the income divided proportionately between each property.
- By accepting a share of the Net income, costs for ground maintenance, room cleaning, redecoration, etc. will be taken into account. You will therefore not be expected to contribute any further payments for the ongoing running costs of your property.
- The occupancy rate in Barbados is currently running at 85%. With a shortage of five star accommodation on the island we envisage this to be maintained or even improved on. This actually means you could potentially earn more than the 10% rental guarantee you had for the first two years.
- The contract for this scheme is initially for five years. However, it will be extended towards the end of five years so you receive a fully managed rental service for the life of the development.
